RHVC brings specialized analytical experience to assignments across the full range of hospitality and resort property types.

Assignments address the real estate components, ancillary development, hospitality and hotel elements, retail and entertainment uses, and the interaction of public and private investment within the district.
Sports Arena & Entertainment Districts
Arena and stadium districts represent some of the most complex mixed use real estate assignments in the market. RHVC has provided appraisal and consulting services for arena-anchored entertainment districts, including projects associated with professional sports franchises. These assignments require analysis of the arena or stadium as an anchor, the surrounding hospitality, retail, and entertainment components, public infrastructure investment, and the real estate market dynamics of the broader district.
HarborCenter – Buffalo, NY
Mixed use sports and entertainment complex adjacent to KeyBank Center, home of the Buffalo Sabres. HarborCenter includes two NHL-regulation ice rinks, a hotel, restaurants, and retail — a model of arena-anchored urban development on the Buffalo waterfront.
San Antonio Spurs – New Downtown Arena District
Consulting and valuation work for a proposed luxury hotel with residences to be developed within the new mixed-use entertainment district surrounding the San Antonio Spurs' proposed new downtown arena. Assignment scope included analysis of the hotel development program, brand positioning, residential product type and absorption, and the relationship between the lodging and residential components and the broader arena district. Project in progress.
A Property-Specific Approach
Resort and hospitality assignments vary significantly in scope and complexity. Depending on the assignment, analysis may address seasonality and operating performance, competitive market positioning, amenity valuation, real estate component separation, development potential, or feasibility for proposed improvements. RHVC scopes each engagement to the property, the intended use, and the analytical issues that matter.
